July 2019 OBX Property Statistics at a Glance

What you need to know about real estate in the OBX for the month of July:

  • July saw the highest number of “Under Contract” listings since September 2013 when OBAR first began tracking statistics. There was a total of 454 listings under contract. That is a 7% increase from this time last year.
  • While Lot/Land sales are still lower compared to July 2017, Residential and Commercial sales are up!
  • Good news for buyers: Inventory across the board is up compared to July in previous years with Residential up 3%, Lots/Land up 14%, and commercial up 13%.
  • For the 4th month in a row Ocracoke Island saw the highest increase in residential units sold. Median sales prices in Ocracoke are also 10% higher than this time last year at $352,500.
  • Areas to watch: Says Outer Banks Association of REALTORS® Multiple Listing Service Director, Dan Sutherland, “With the number of under contract listings in July, we should see a lot of closings in August, which is good for our REALTORS®, Property Managers, homeowners & buyers, as well as our economy!
